Maharashtra stamp duty is 5% for men and 4% for women buyers — one of the few states offering a meaningful women discount. For joint registrations, the effective rate is 4.5%. Registration charges are 1% of the property value.

In Mumbai metropolitan region, an additional 1% Metro Cess is applicable, effectively making it 6% (men) or 5% (women). This metro cess applies within MMRDA limits.

The Maharashtra IGR (Inspector General of Registration) manages property registrations through the iSarita portal.

Mumbai property — Metro Cess

Mumbai and Mumbai Metropolitan Region (MMR) attract an additional 1% Metro Cess on stamp duty. This applies to areas within MMRDA limits including Thane, Navi Mumbai, Kalyan-Dombivali, and surrounding areas. So for a Mumbai man: 5% + 1% metro cess = 6% effective stamp duty.

Women discount in Maharashtra

Women buyers in Maharashtra pay 4% stamp duty vs 5% for men — saving 1% of the property value. For a ₹1 crore property, women save ₹1 lakh. For joint registration where at least one co-owner is female, the rate is 4.5%.

Stamp duty can be paid online through the iSarita portal (igrmaharashtra.gov.in) using GRAS (Government Receipt Accounting System). You can pay via net banking, credit card, UPI, or at authorised banks. E-stamping is widely available. The challan is submitted at time of registration.
Required: original sale deed, index II of previous registration, property card/7/12 extract, NOC from society (if flat), identity proof, address proof, PAN card, Aadhaar of buyer and seller, two witnesses, and stamp duty payment receipt. Bring originals and self-attested photocopies.
