How is stamp duty calculated in Andhra Pradesh?

Andhra Pradesh charges stamp duty at 5% of the property market value or circle rate (whichever is higher), plus a registration charge of 1.5% and an additional transfer duty of 1.5%. This makes the total transaction cost approximately 8% of the property value in AP.

The stamp duty is calculated on the higher of: (1) the actual transaction value, or (2) the government-declared circle rate (also called market value guideline) for that locality. If you buy a property for ₹50 lakhs but the circle rate is ₹60 lakhs, stamp duty is calculated on ₹60 lakhs.

Unlike states like Maharashtra and Delhi, Andhra Pradesh does not offer a women discount on stamp duty. Both male and female buyers pay the same rates.

AP property registration process

Property registration in AP is handled through the Registration and Stamps Department. You can register property at the Sub-Registrar Office (SRO) of the district where the property is located. AP offers online slot booking for registration appointments through the Dharani portal.

The Dharani portal is AP's integrated land records management system that handles agricultural land transactions, while the Registration department handles urban property registrations.
